1. Title Deed (Sale Deed)

The title deed is the most critical document in any property transaction. It proves that the seller legally owns the plot and has the right to sell it. Always verify that the title deed is in the seller's name and is free from any encumbrances such as mortgages, liens, or legal disputes. Obtain original documents and insist on verified copies from the sub-registrar's office. If the title deed shows any irregularities or if the seller cannot provide proper documentation, it should be a red flag for any buyer.

2. Encumbrance Certificate (EC)

An encumbrance certificate confirms that the property is free from any financial or legal liabilities. This document, available from the sub-registrar's office, shows records of all transactions involving the plot for the past 30 years. Look for any mortgages, loans, or court attachments on the property. A clean encumbrance certificate with no entries is essential for a hassle-free purchase and smooth bank loan processing.

3. Layout Plan Approval (NMRDA/NIT Sanction)

Before buying a plot, ensure that the layout has been approved by the appropriate authority—either NMRDA (Nagpur Metropolitan Region Development Authority) for peripheral areas or NIT (Nagpur Improvement Trust) for city limits. This approval confirms that the development meets legal requirements for roads, open spaces, drainage, and utilities. Ask for a copy of the approved layout plan and cross-verify it with the actual site dimensions.

4. Non-Agricultural (NA) Certificate

Agricultural land cannot be legally sold for residential or commercial purposes without proper NA order conversion. The NA certificate from the local tahsildar or municipal corporation confirms that the land has been legally converted from agricultural to non-agricultural use. Without this document, you cannot obtain building permits or bank loans for the property.

5. Release Letter (RL) and Mutation Certificate

For plots in approved layouts, a Release Letter confirms that the original landowner has transferred all rights to the plot buyer and retains no claim on the property. The mutation certificate shows the change of ownership in government records and is essential for updating land revenue records. Both documents are mandatory for establishing clear ownership and facilitating future resale or construction.

Beyond these five essential documents, also check for property tax receipts, electricity bill clearance (if applicable), water connection status, and any pending dues from the seller.
